<p>There  is a possible crisis ahead for a major telecommunications employer in Denver, according to Fitch Ratings in New York, as they predict torrid times with weaker  cash flow and reduced leverage available. As many people aim to save money, more and  more homes are going completely wireless rather than duplicate on their cell  phone and land line, and this in turn will mean unemployment and more  foreclosures for telecommunications employees.</p>

<p>The foreclosure crisis is engulfing the entire US nation and according to <a href="http://www.realestateforeclosureblog.com/">Real Estate</a> reports, the statistics for the year 2008 are alarming.  Foreclosure filings reported during the year – default notices, auction sale notices and bank repossessions included – were pertaining to 2,330,483 properties, scattered around all the States of US without exception.  Of these distress sale properties listed under foreclosures, a majority of them are Bank-owned and repossessed properties.</p>
<p>Bank foreclosed homes or Bank-owned and repossessed homes are a segment of the <a href="http://www.coloradoforeclosuresforsale.com/"><strong>foreclosure properties</strong></a> available for sale.  When a home owner defaulted in repayment of the <a href="http://www.foreclosurelistings.com/mortgage.php"><strong>mortgage</strong></a> loan, extended on the security or pledging of the concerned property at the time of buying it, the Banks or mortgage <a href="http://www.foreclosurelistings.com/lenders.php"><strong>lenders</strong></a> have the right to take action to retrieve the outstanding loan amount from the home owner.  This legal action is known as foreclosure process and it is governed by the State Foreclosure Laws.</p>
<p>Each State has enacted its own laws to stipulate how the foreclosure process should be initiated by the mortgage lender – either through judicial foreclosure process involving the Courts or non-judicial foreclosures out of Courts.  In the judicial foreclosure, the lender has to file a law suit against the barrower, establish the balance outstanding on the home loan and get a Court order to conduct a public auction of the property through Sheriff Sale.  This is usually a long drawn process and typically takes a minimum of 6 months to one year to dispose off the property.</p>
<p>On the other hand, a non-judicial foreclosure is initiated through an appropriate clause in the mortgage deed whereby the property can be sold through public auction by a Trustee Sale out of Court, comparatively in quick time – say 3 to 4 months maximum.  In either of the foreclosure processes, if nobody bids the minimum bid of the property at the public auction, the lending Bank takes <a href="http://www.foreclosurelistings.com/repossession.php"><strong>repossession</strong></a> of the concerned property.  These are known as Bank-owned and repossessed properties.</p>
<p>These properties will be lying as non-performing assets in the Books of the bank and in real times they are liability to Banks. The money invested on these properties is lying idle, losing interest every day.  Unless they are sold out and converted into hard cash, they are only dead assets for the Banks.  In addition, most of the Banks keep these properties in a “sale-able” condition and the upkeep and maintenance of these properties also involve additional expenditure to Banks.</p>
<p>From the home buyers’ point of view, <a href="http://www.foreclosurelistings.com/bank-foreclosed.php"><strong>Bank foreclosed</strong></a> homes are best buy of all the three stages of foreclosure – pre-foreclosure; actual public auction; and repossession.  First of all, these properties will be encumbrance-free as any second or third mortgage on them, tax-liens, mechanic liens, or any other debts against the property are wiped off before taking repossession of the property by the Bank.</p>
<p>Secondly there is an urgency to sell off these properties, lying in their books as dead stocks and home buyers can take leverage on this by negotiating the sale price, down payment, interest rates for balance payments, reduction or removal of the closing costs etc.  The bargain will save thousands of dollars, apart from the low price below the market values of the properties often quoted by the Banks.<br />
Finally home buyers are saved of time, money and emotional harassment in evicting the present home owner of these Bank foreclosed homes, as the Banks take charge of the eviction and keep the properties in a ready-to-occupy condition.</p>

<p>Unemployment  in the State in 2007 was at 3.7 percent in October last year, and now that  figure has risen dramatically to 5.3 percent, which although still below the  national average, is high and equates to 147,000 people out of work across the  State.  Pueblo has the highest recorded  unemployment figure in Colorado with is right up at 6.7 percent, which is up  from the previous month’s 5.2 percent, so that is not looking promising.</p>
<p>The  Christmas season is approaching fast and for many people, spending money on  presents is the last thing on their mind as they tighten their belt and  concentrate on keeping their jobs and making regular payments on their  mortgage.  It is at this time of year  when credit can easily spiral out of control and once payments start being  missed, the trend is difficult to reverse.</p>

			<content:encoded><![CDATA[<p>For anyone who owns a house, and brings up their family within it, there is no worse thought than the possibility of losing that property but that is exactly what has been happening for many householders in <strong><a href="http://www.foreclosuredataonline.com/listings.php?state=CO&amp;county=FREMONT">Fremont County</a></strong>.  The legacy of the sub-prime <a href="http://www.foreclosuredataonline.com/mortgage.php"><strong>mortgage</strong></a> disaster has taken 12 long months to catch up with them and now that, for many, unemployment is a real prospect, losing one’s home was no longer something that only happened to other people.</p>
<p>There are mixed feelings when repossession looms large; depressions, anxiety, shame, anger and regret, but for many who have always provided for their family, the overriding feeling is of despair.  In these increasingly tight economic times, those who have been made homeless cannot afford to simply buy another house, they have no credit rating and if they have been made unemployed they may not even have enough money to rent.</p>
<p>One couple from Fremont recently fought a hard battle to keep their family home, but eventually lost.  With no income after a recent out of redundancies, they were forced to move in with the in-laws.  Desperation was the sensation, and dread at an arrangement that would send fear into the hearts of many.</p>
<p>However, every cloud has a silver lining and rather than wallow in the depression self-perceived shame of the their recent family drama, this one Fremont family joined hands at the Thanksgiving table and realised just how lucky they are, in the global scheme of things.  They have become a stronger family unit as a result, knowing the meaning of family and knowing that they could rely on those who care the most about them.</p>
<p>It is all too easy to quote negative equity figures, <a href="http://www.foreclosuredataonline.com/foreclosure.php"><strong>foreclosure</strong></a> statistics, house price percentage decreases and the like, but at the end of it all there is the human cost, the human impact of this recession.  Yes, the banks and corporate bankers are being hit hard, but that the end of the day, everyone is human and it is the human cost that is being felt by neighbourhoods around the nation.</p>
<p>As Christmas approaches, we should all take time out to review our own situations, think about others who may not be as well off as us, and perhaps even extend a helpful hand towards those that need it, and maybe would least expect it.</p>
<p><strong><a href="http://www.foreclosuredataonline.com/listings.php?state=CO">Colorado</a></strong>, it seems has been having a good last few months, with unemployment falling and there being the first drop in the number of foreclosure filings since this time last year and whilst many are cautious about this being the light at the end of the tunnel, there is plenty of hope in Fremont.</p>

			<content:encoded><![CDATA[<p>Colorado has not been hit as badly as many other states such as Nevada, California, Arizona, Ohio and Indiana and in fact at present is rated 10th in the nation for the highest number of <a href="http://www.foreclosuredataonline.com/"><strong>foreclosures for sale</strong></a> listed.</p>
<p>The third quarter has shown a significant drop in the figures with some sources quoting as much as 14 percent, but most only around 3 percent.  The number of filings has been reduced by 3 percent and the number of sales by 14 percent.  Many experts say this is a result of federal government intervention, resulting from the changes to legislation and an injection of $24 million to assist lenders and borrowers.</p>
<p>The $24 million has been directed not towards paying mortgages for those in dire straits, rather in providing advice for people struggling and also in bailing out banks who have too many <a href="http://www.foreclosuredataonline.com/foreclosure-properties.php"><strong>foreclosure properties</strong></a> on their books to manage.  The emphasis everywhere is how to kick start the local economics again, but many commentators are simply saying it is too early to be optimistic about these drops in figures across the State of Colorado.</p>
<p>An east – west divide has appeared in the <a href="http://www.foreclosuredataonline.com/foreclosure-listings.php"><strong>foreclosure listings</strong></a> in <strong><a href="http://www.foreclosuredataonline.com/listings.php?state=CO">Colorado</a></strong> that seems difficult to explain, with figures in the west being lower than the east.  <strong><a href="http://www.foreclosuredataonline.com/listings.php?state=CO&amp;county=ADAMS">Adams County</a></strong> and <strong><a href="http://www.foreclosuredataonline.com/listings.php?state=CO&amp;county=WELD">Weld County</a></strong> have been performing well whereas <strong><a href="http://www.foreclosuredataonline.com/listings.php?state=CO&amp;county=GARFIELD">Garfield County</a></strong> is struggling.</p>
<p>Unemployment figures are at around 5.3 percent, which whilst lower than the national average of 5.7 percent is still the highest in the State for 30 years, and is a cause of grave concern to many.  The rate is rising and is predicted to continue that way until well into the first quarter of 2009.  Unemployment makes it harder to pay debts and <a href="http://www.foreclosuredataonline.com/foreclosure.php"><strong>foreclosure</strong></a> statistics will begin to rise again unless this challenge can be tackled.</p>
<p>The federal government has also introduced new legislation to extend the welfare payments for the unemployed to seven weeks, in order to help those struggling repay <a href="http://www.foreclosuredataonline.com/home-loans.php"><strong>home loans</strong></a>.</p>
<p>This is little consolation for those who would like to sell their property as the Colorado housing market is awash with properties underselling theirs, effectively forcing them into negative equity and making it impossible for them to sell up.  There are even stories in <strong><a href="http://www.foreclosuredataonline.com/listings.php?state=CO&amp;county=DENVER&amp;city=DENVER">Denver</a></strong> of divorced couples having to continue to cohabit as they cannot afford to move.  So the message is: the statistics may be showing a drop, but in the neighbourhoods, the problems are still very real.</p>

			<content:encoded><![CDATA[<p>Summit is not alone in having strings of abandoned houses in their neighbourhoods as a result of a recent bout of <a href="http://www.foreclosuredataonline.com/foreclosures.php"><strong>foreclosures</strong></a>, but that is no consolation to the residents that now find themselves in temporary accommodation or worse still homeless.  Nor is it a consolation to the house next door whose value is being eradicated by the abandoned and desolate property next door with its overgrown lawn and broken fence.</p>
<p>A separate and dedicated Task Force has been established in Summit County to attend to the problem, and this is not the only county taking this drastic action.  Such a high number of vacant properties represent a magnet for vandals and criminals, not to mention squatters who are notoriously difficult to shift.</p>
<p>The expense is not only to the homeowner, or now the bank, there is a loss of income to the local government too as they miss out on property tax revenues and end up having to pay for maintenance on <strong>government <a href="http://www.coloradoforeclosuresforsale.com/">foreclosures for sale in Colorado</a></strong>.  This cost is not small and is now running in to tens of millions of dollars.  All of this does nothing to try and rise up the local economy out of the recession; they are all effects of the recession that actually act to deepen it.</p>
<p>Federal government grants will be used to buy up <a href="http://www.foreclosuredataonline.com/foreclosed.php"><strong>foreclosed</strong></a> houses so that they can be properly maintained prior to sale as many people are simply unwilling to gamble on purchasing a <a href="http://www.foreclosuredataonline.com/foreclosed-house.php"><strong>foreclosed house</strong></a> that may have been vandalised since it emptied.</p>
<p>Much of the focus of Summit’s income originates from tourism, particularly at Breckenridge National Park, and this industry has taken a major hit with the onset of the recession.  Hard working Americans simply can no longer afford to travel for their holidays; rather their focus is on retaining their jobs and hunkering down to weather the storm.</p>
<p>It is an accepted fact that tourism is one of the first industries to be hit hard by recession but as ski resorts know this, there is usually some form of fall back in place, and many mountain resorts place as much emphasis on the summer as the winter months.  Resort managers report being anxious about the downturn but they are not panicking, yet.  Once thing is for certain and that is that growth in the resorts is on hold for the foreseeable future, as like everyone else, the resort staff do everything they can to attract business.</p>
<p>If the tourists don’t come then there will be widespread unemployment in the Summit ski resort town of Breckenridge and that effect will most likely spread to other ski resorts in the region, which will in turn produce more foreclosures as people and businesses alike will fail to be able to meet repayments.</p>

			<content:encoded><![CDATA[<p>Colorado has not been as badly affected by the last twelve months of <a href="http://www.foreclosuredataonline.com/foreclosure-crisis.php"><strong>foreclosure crisis</strong></a> as some states across the nation but, nevertheless there has been an unprecedented number of <a href="http://www.foreclosuredataonline.com/foreclosures.php"><strong>foreclosures</strong></a> being listed across all counties.</p>
<p>Results published for the third quarter actually show a slight decrease across the State with a 3 percent drop in sales and a 14 percent drop in filings, so at least perhaps there may be light at the end of the tunnel.  Many experts are reporting that this may be a temporary glitch and that the slow down is only temporary as a result of the recently announced federal government bail out package and new legislation introduced over the past few months.</p>
<p>The $24 million bail out is directed towards assisting banks with moving on <a href="http://www.foreclosuredataonline.com/foreclosed-properties.php"><strong>foreclosed properties</strong></a> that have been stagnant on the market place for months and even years, and also at providing advice for struggling householders about to enter the <a href="http://www.foreclosuredataonline.com/foreclosure-process.php"><strong>foreclosure process</strong></a>.</p>
<p>New legislation has been introduced to prevent lenders issuing a Notice to Default out of the Blue; the onus is now on the lender and not the borrower to get in touch 45 and then 30 days before the notice is issued.  This is encouraging defaulting borrowers from ignoring the problem and they are now starting to get in touch rather than live in denial.  The <a href="http://www.foreclosuredataonline.com/foreclosure.php"><strong>foreclosure</strong></a> hotline has also prevented an estimate 4,000 foreclosures across the State it is estimated.</p>
<p>The human cost of the crisis is still being felt despite the numbers being published in the press.  The realty if that there are more neighbourhoods that now share their streets with boarded up, desolate and abandoned homes.  This in turn brings down the value of the houses elsewhere in the neighbourhood.  People are increasingly unable to sell their homes, for many reasons: they may live next door to a <a href="http://www.foreclosuredataonline.com/foreclosed-home.php"><strong>foreclosed home</strong></a> which has an overgrown lawn and broken windows; they may be ‘underwater’ or in negative equity; <a href="http://www.foreclosuredataonline.com/mortgage.php"><strong>mortgage</strong></a> brokers are asking for significantly larger deposits than ever before which may be unaffordable, or worst of all, they may be about to become unemployed as the redundancy rate across the State is still rising.</p>
<p>So the experts may quote statistics, but the hard realty is that real people are still living with the fall out of the sub-prime mortgage debacle and the global economic recession.  There may be light at the end of the tunnel for the publishers of the figures, but it doesn’t seem that way to homeowners.</p>

<p>The <strong><a href="http://www.coloradoforeclosuresforsale.com/">Colorado</a></strong> Civil Rights Division of the Department of regulatory Agencies is behind the organisation of the event, which is to be held at the Larimer Fairground and Events Complex.  One of the functions of the fair will be to offer advice on predatory lending legislation to those either at risk from immoral lenders, through to those who may be about to have their home repossessed.<span id="more-10"></span></p>
<p>The fact that such fairs are being organized is a clear demonstration of how confused and lost some homeowners really are when faced with the unenviable prospect of losing their home.  They may have recently been made unemployed and the prospect of becoming homeless, especially if there is a family and children involved, would be almost too much for anyone to cope with.  Many articles talk of <a href="http://www.foreclosuredataonline.com/foreclosure.php"><strong>foreclosure</strong></a> figures and rise or fall in the market, but what of the human cost of foreclosure?</p>
<p>The most beneficial advice that is usually found anywhere is that those in danger of foreclosure should speak to people about it.  The most obvious problems occur when there is some form of financial cover up, and in those cases no-one can help.  Lawyers in Larimer have been talking about offering free advice to those in eh most dire straits, in the hope that they can either make telephone calls or perhaps write letters on their behalf.
