The concern of the public about the desperate situation of increasing foreclosures across the entire State is not lost on the administration of Larimer who have just announced that they will be holding a Fair to help advise those in need of their options to avoid foreclosure.
The Colorado Civil Rights Division of the Department of regulatory Agencies is behind the organisation of the event, which is to be held at the Larimer Fairground and Events Complex. One of the functions of the fair will be to offer advice on predatory lending legislation to those either at risk from immoral lenders, through to those who may be about to have their home repossessed.
The fact that such fairs are being organized is a clear demonstration of how confused and lost some homeowners really are when faced with the unenviable prospect of losing their home. They may have recently been made unemployed and the prospect of becoming homeless, especially if there is a family and children involved, would be almost too much for anyone to cope with. Many articles talk of foreclosure figures and rise or fall in the market, but what of the human cost of foreclosure?
The most beneficial advice that is usually found anywhere is that those in danger of foreclosure should speak to people about it. The most obvious problems occur when there is some form of financial cover up, and in those cases no-one can help. Lawyers in Larimer have been talking about offering free advice to those in eh most dire straits, in the hope that they can either make telephone calls or perhaps write letters on their behalf. It is often the most vulnerable residents that have fallen foul of the sub-prime mortgage trap and they may not be so adept at fending for themselves against large financial corporations.
If a few payments are missed all is not lost, contacting the bank or lender can often result in a loan modification’, which in effect may end up costing more money over time, but might reduce payments in the interim just to carry people through the difficult periods. So some residents of Larimer facing certain foreclosure have been able to renegotiate their mortgages. It may be a bitter pill to swallow as some people have ended up owing penalties and costs in excess of the value of the house itself, but at least they have not been made homeless or had to give up their property. In these tight times, more and ore people are just keeping their heads down and concentrating on keeping their jobs and keeping up their payments.
